Foreclosure Rates Tick Up 5% as Home Equity Loans Strain Borrowers

CoreLogic reported today that U.S. foreclosure rates rose 5% in Q1 2025—50,000 homes—linked to a 25% surge in home equity loans (see today) as owners juggle $50 billion in new debt and flat $420,000 values (see today). Delinquency, over 90 days, hit 3%, up from 2.8%; $1.2 trillion in credit card debt (see today) adds strain. CoreLogic’s Molly Boesel said “equity’s a double-edged sword”—$200,000 per home tempts, but payments bite.

Equity’s the spark. LendingTree’s $50 billion Q1 haul—6.8% rates—means $50,000 loans at $700 monthly; $420,000 homes, unchanged, leave no cushion. Defaults rise—5% of $50 billion ($2.5 billion) are 30 days late; 1% foreclose, says Black Knight. Owners with $80,000 incomes—40% of borrowers—owe $2,500 on mortgages, $700 on equity—$3,200 total—50% of take-home, per BLS.

Regions vary. Sunbelt—Florida, Texas—leads; 10% equity growth ($400,000 medians) fuels borrowing, but 7% foreclosure hikes hit—$2,000 insurance (hurricanes) adds $24,000 yearly. Midwest, $300,000 homes, sees 3%—stable values, less debt. California’s $600,000 holds—tech cuts (15,000) push 5% defaults; $2,500 rents cap savings. Boesel says “overleverage” drives—$50 billion’s 25% of $200 billion tapped.

Jobs help, don’t save. Claims at 200,000 (see today) signal work—$35.50 hourly—but 20% fear loss; tech, manufacturing lag. Credit cards—$6,000 per person—pile $1,200 yearly at 20%; $700 equity’s “cheaper,” but dual debt sinks 10%, per TransUnion.
